1. Introduction

Welcome to VIAS4REAL. These Terms of Service (“TOS”) govern the use of our virtual assistant and real estate support services. By using our services, you agree to comply with these terms, our Service Agreement, and our related policies.

2. Definitions

Company: VIAS4REAL, LLC

Client: Any individual or entity using our services

Services: Real estate administrative support and virtual assistance

MLS: Multiple Listing Services, regional or national property listing databases

3. Licenses and MLS Compliance.

VIAS4REAL is not a real estate agency. We do not represent buyers or sellers, nor do we show properties or draft contracts.

Allowed services include:

Uploading listings to MLS with agent authorization

Updating listings and organizing data for marketing purposes

Prohibited actions include:

Sharing MLS access credentials

Using agent licenses for unapproved purposes

Selling or redistributing MLS data without permission

4. Non-Compete and Business Protection

Clients and contractors may not replicate VIAS4REAL’s internal methods or directly hire our staff without written permission.

Breaches may result in contract termination and legal action.

5. Data Ownership and Confidentiality

All contacts, leads, and data belong solely to the client.

VIAS4REAL agrees to maintain confidentiality during the service and for up to 5 years after termination.

Upon termination, all client data will be delivered within 30 business days.

6. Payments and Penalties

Payments are due on the 1st day of each month.

Late fees apply:

After 10 days: 5% penalty

After 20 days: 10% penalty

After 30 days: service suspension

7. Governing Law and Dispute Resolution

All agreements are governed by the laws of Virginia, United States.

Disputes will first be addressed via mediation or arbitration before formal litigation.

8. Intellectual Property

VIAS4REAL™ logos, names, and internal tools are protected by copyright and trademark laws.

Unauthorized use is subject to legal enforcement.

9. Referral Program

Referral program is conducted by a licensed broker, separate from VIAS4REAL’s administrative services.

Referral partners do not access current client data.

10. Acceptance

By using our services, you fully accept and agree to these Terms of Service.
